Its easy commute to Central London and plethora of parks and green spaces make Cambridge one of the UK's most popular cities for Londoners looking to start families

Project Brief

We were tasked with finding a large family house with a large garden within walking distance to good schools and Cambridge Station. The property needed to offer good value and be suitable for complete renovation and extension. The property needed to be suitable for a large family and be attractive enough to offer a good return on the resale or lettings market should the family want to move on in the future.

For this project, our team undertook the following steps:

  1. Property Search: Our team conducted extensive background research to identify the most promising areas for our target properties. We established our market tracking system and reached out to the local agents. We successfully found and negotiated the purchase of a prime freehold house, which was a probate sale and in need of complete refurbishment.

  3. Design and Refurbishment: We designed the renovation project and executed the refurbishment, ensuring that the property was transformed to meet high standards. We sourced all materials and project managed the entire process. 

  4. Planning and Licensing: We managed the process of applying for and securing planning permission from the local authority. We arranged for building regulations approval, and obtained the necessary completion certificates.

Project Execution

Upon commencing work on-site, we provided regular video progress updates and ensured that contractors adhered to the schedule, with all materials on site when needed. We maintained high standards of work quality, addressing any anticipated issues and assisting with design and finish solutions as necessary.

Result

Our refurbishment team completed the remarkable transformation of this property within the scheduled 8-month timeframe. The property was transformed from a dated 1930s house into a modern, open-plan family home with a high-end interior finish. It features designer bathrooms, a beautiful open-plan kitchen and reception area, and an exquisitely landscaped garden.
